Development of a new community consisting of nearly 300 residences underway in Boca Raton


A new residential community is set to rise in the Midtown area of Boca Raton, offering nearly 300 residences that will include affordable housing options. Located at 1800 N. Military Trail, the six-story development will be near restaurants, stores, and major roadways, making it a prime location for residents.

The project will include amenities such as a parking garage, clubhouse, gym, and outdoor pickleball courts. Of the 295 units, 30 will be designated as affordable housing and 15 as workforce housing, in accordance with Florida’s Live Local Act. This state law provides tax incentives to developers who allocate a portion of residential units to affordable or workforce housing for at least 30 years.

During a public city meeting, the developers emphasized the importance of providing affordable housing in Boca Raton, especially in an area like Midtown that serves as a major employment hub. The new community will also help reduce the need for residents to commute long distances for work, shopping, or dining.

The project is being led by urban planner Ele Zachariades and the North American Development Group, and it marks a significant addition to the Midtown area, which has seen a recent surge in new developments. The developers are committed to delivering a high-quality residential product that aligns with the city’s goal of creating more housing options for the working class.
